1522 On The Lake

In a Joint Venture with the Jansen Group, KBS Construction completed this 20-story, 100 unit condominium project on Prospect Avenue in Milwaukee. The project includes a below grade parking structure, fitness and community rooms, and a plaza deck overlooking the lakefront. Weas Development is the Owner/Developer and Plunkett-Raysich is the Architect.  The project was fully complete in June of 2003.

Challenges:
During the design and budgeting phase, KBS provided input in MEP scoping and selection including analysis of proposed systems for overall cost efficiency, long term operating costs and constructability. Our design-build MEP contracting methods achieved the best systems in a competitive award environment.

KBS site supervision took on the challenge of completing the concrete structure for this project and utilized the plaza area for efficient staging. On a small site, this allowed for efficient construction with minimal double-handling of material and equipment. Additionally, our joint venture self-performed all steel stud, drywall and masonry work to help maintain control of costs, schedule and quality.

Once the structure was completed and enclosed, the sequencing of the condo finishes became critical. With most units including some customization, and several with complete custom interiors, efficient pricing and documentation was critical. We implemented systems to ensure that all design information was distributed so that materials were on time and pricing and construction of unit upgrades were timely and accurate.
