Capitol Court / Midtown Center
KBS served as Construction Manager and General Contractor for infrastructure and building work at this 720,000 s.f. shopping center on 55 acres. Work included abatement and demolition of the existing Capitol Court Mall and all new storm sewer, sanitary sewer, water and electrical utilities for the entire site. Building pads were constructed for two "big box" stores. New city streets and parking lots were constructed including sidewalks, lighting and landscaping. KBS was also the design-build General Contractor for the core and shell construction of the Midtown Center retail buildings totaling 60,000 sf.

Challenges:
This project required control of a widespread site with numerous contractors working on several large projects. KBS was able to stage demolition and recycling operations to allow sitework to proceed efficiently while still allowing buildings to continue on a fast-track schedule. As General Contractor for the sitework, our control of sequencing and staging was critical to the space and schedule needs of all phases of the project. Additionally, our value engineering of the retail building design provided efficiency that maintained the architectural impact of the structures. Specific building issues included developing structural light gage framing systems to accommodate tall floor to floor height and large storefront window openings. Additionally, MEP design-build contractors were utilized to provide flexible mechanical systems that could accommodate numerous tenant layouts.
