Wisconsin Heart Hospital Medical Office Building and Parking Ramp
This project includes a 442 car above-grade Parking Ramp, 56,000 sf Medical Office Building, connector building linking to the adjacent hospital, and all associated sitework. Work included abatement and demolition of nine houses and on-site recycling of existing pavements. Covenant Health Care is the owner. Zimmerman Design Group is the Architect. The project was completed in June of 2004.

Challenges:
This project involved five separate general construction contracts on the one site. Construction of the new Wisconsin Heart Hospital was completed in parallel with KBS's work on the Medical Office Building, Parking Ramp and Site. Because of the limited site access and staging space, careful sequencing of materials, equipment and subcontractors was critical.
For the Medical Office Building, KBS utilized design-build MEP subcontractors to provide efficient designs balancing upfront expense with long term ownership costs. We analyzed various systems for electrical and HVAC and provided the owner with clear costs comparisons for decision-making.
The timing of the hospital's opening requireed partial occupancy of the MOB prior to its completion. To accomplish this, KBS coordinated with the architects and local building officials to meet special requirements for the partial occupancy. This sequencing allowed for the hospital owner to utilize the parking ramp while the MOB was still under construction - a critical element of the hospital's occupancy permit.
