Marquette University Renovation
Located at the northeast corner of Wisconsin Avenue and 17th Street. A 1920’s brick clad building with structural steel frame. The scale of the building is 85,920 gross square feet with an average floor plate area of just over 10,000 gsf. The building is 8 floors with 1 subterranean level. The floor area supported by 2 stair cases, one passenger elevator, and one freight elevator. The site is occupied by the building footprint and a service alley to the north of the building accessed from 17th Street.
The scope of this project involves level 1 and level 2 areas of renovation for the purpose of converting the apartment building to a residence hall format for Marquette University. Floors 2 through 8 are residential floors housing 218 students, 7 Student RA’s and 2 Full Time Staff Members in 91 units. The Ground level accommodates assembly spaces to support the residential units requiring a Level 2 renovation effort. Additionally, at the Ground Level there is an existing restaurant tenant whose space will not be included in the scope of this initiative. The lower level will continue to serve a utilitarian function and will receive a Level 1 renovation effort that serves to remove abandon systems and clean the space for a future, undetermined use.
Renovation efforts to the building envelope will include full window and door replacement at all floors, roof replacement, and removal of commercial signage and awnings.
Site work includes the reconfiguring of a service alley to address delivery and disposal pick up needs for the residence hall and restaurant tenant. The service alley is on the north side of the building with access from 17th street.
The execution of this project will take on a top down approach with an occupancy date of August 2009.
