Metropolitan Place - Phase I
This 16-story high-rise condominium building has 174 units and a 325-stall parking garage. The building resembles turn-of-the-century beaux-arts neoclassical architecture and consists of post-tensioned concrete. The signature of this building is a corner turret, which on the inside allows a 24-foot diameter circular extension to the living/dining room in the 3-bedroom condos. Two-story, townhouse style penthouses are on the 14th and 15th stories and are the highest residential spot in downtown Madison. The developer is Fisher Development and Dimension IV is the Architect. This project was completed in September of 2003.

Challenges:
The biggest challenges of this project involved the custom finishes of each individual condo unit. First, KBS agreed to unprecedented flexibility in range of finish selections. As each unit sale was completed, KBS implemented the finishes quickly and efficiently. This allowed for each buyer to select every detail of his interior space and makes each unit a custom home. KBS developed a system of tracking and implementing finish selections that provided up-front pricing for over 90% of the selections. This allowed the developers sales staff maximum flexibility in giving the buyer's what they wanted. Almost no buyer request was turned down.
Additionally, because of phased occupancy, much of the unit finish work was completed while the building was occupied. KBS took care to minimize disruption to residents while continuing to meet closing dates for subsequent condo owners. This was accomplished by paying attention to every detail including daily cleaning, delivery schedules, and special work rules. |
