VALUE ENGINEERING
Throughout the Pre-Construction Phase, we provide value engineering services to evaluate cost and constructability factors associated with the major building components. Value engineering provides a more thorough cost analysis for the major building components on a project. Value engineering is the primary means by which the most economical means and methods for construction are determined. Value engineering does not sacrifice the quality of construction, rather, it is an evaluation of the materials and methods of construction over their useful life. This procedure is followed for complex issues such as structural design components, interior finishes, mechanical systems, and specialty equipment. It is important to recognize that a balance should always be maintained between initial cost and the life cycle cost of any building system or material. The value engineering process provides the information to be utilized to make critical decisions on the life cycle cost of the building's systems.
Value engineering is not just a method to determine the least cost. It is a systematic method of evaluating various systems and determining the best value. This may result in a higher initial cost that will provide a positive return by lower operating costs, reduced maintenance costs or less frequent replacement expenses.
